How Much Money Can You Make Flipping Houses?
With all the attention given to flipping and business of wholesaling houses you might be curious
about how much money there is to be made flipping houses. Well, it's a bit of a loaded question because
clearly, how much any one individual makes comes down to the amount of effort they apply and how smart
they are in applying it.
First though, let's get a few things about money and income in perspective.
In 2006 in the U.S., the median household income was $48,201. And of all the households in the U.S., 19% of them exceeded $100,000. The number of individuals earning more than $100,000 a year is less than 1% of the population.
Did you get that? Less than 1% of the population of the U.S. earn more than $100,000 a year.
So the fact that you are reading this now, aspiring to make that much in profits this year, puts you in a very, very elite group of people. Sociologists,
the scientists who measure things like income levels within a population, refer to this group as the "Capitaist Class".
Or more simply, "the rich". That's what they call it.
It's even more amazing because, for most beginning investors, once they have their first few deals behind them, $100,000 is usually the first yearly income stretch goal they set for themselves.
Little did you realize what achieving that first goal does for you. This modest real estate investing benchmark puts you in the top 1% income category for the entire country.
No wonder the rest of your family clicks their tongue and rolls their eyes when you start talking about real estate. You're in a different world to them.
Anyway, let's see just what it would take to take us out of the working class, the middle class, and put us in the "Capitalist Class".
Assuming an average dollar market, when we flip a house we get an assignment fee of $5,000. To reach $100,000 that's 20 deals. Monthly then, we would have to put 2 deals through. One every other week, with a month or two to spare.
That's it? One deal every two weeks puts you in the top 1% income category in the country?
Yes my friend ... it's true.
2nd humbling moment. The barrier to being one of "the rich" is embarrassingly low.
It involves some open-mindedness, having a personal vision, belief in oneself, and determination that you WILL do 2 deals a month, come what may.
This sounds all high-minded and fluffy, but bear in mind, 90% of people that buy courses on real estate and wholesaling never actually get to the $100K a year mark.
And it's not like flipping houses is overly complex. Just the opposite. It's about as simple a business as you can have. Find deals, tie them up, find cash buyers, close. That's it. (When you find a deal that's really a deal you rarely have more than 5-6 hours in it.)
But it does take effort, you do run into obstacles, it is a numbers game. And not everyone likes making effort, not everyone can be bothered overcoming obstacles, and most people get lost playing the numbers game.
So just how much can you make flipping houses?
Well, I know people doing a few deals a year, supplementing their income with an extra $30,000. I know wholesaling pros making over $1M annually. Cash.
Flipping houses is flipping houses. It takes what it takes. It's there, waiting for you to do it and it doesn't care who you are.
How much you can make flipping houses in a year comes down to what YOU have inside you. Are you willing to educate yourself about real estate and the wholeslaing houses process? Do you have the personal vision to create a plan for yourself and the determination to follow through with your plan. Are you willing to set aside your skepticism, your doubts, fears, find solutions to obstacles when they arise, stay positive and pursue your goal with focus UNTIL you break through and finally succeed?
If it's "YES" to all of the above, Congratulations. In a few months you'll be part of the Capitalist Class. If it's "maybe", or "nah", that's fine. Just be prepared for the fact that you will probably be happier working a job than building a business flipping houses.
Flipping has always been the safest, most reliable way to generate cash quickly with real estate. How much you can make is limited only by your personal vision, creativity and drive.
